Terms and content rules
SherlockHomes (sherlockhomes.pt) is run by Izhar Perlman, NIF 216828023. By reading or contributing, you accept these terms.
1. What we publish
We publish only facts observed by visitors during a visit to a home in Lisbon, the photos from that visit, and public data about the area. We do not publish star ratings or opinions.
2. Rules for contributors
- You may only describe a home you visited in person, on the date you give.
- Describe what you observed: what you saw, heard, smelled or measured, or what the listing said.
- Do not name or describe people: owners, landlords, agents, tenants or neighbours. Comments about agencies must be factual and about the company (e.g. “the listing stated a lift; there is no lift”).
- No accusations or legal conclusions (fraud, crime, illegal works). Describe what you observed.
- No health claims. Describe the physical condition (e.g. “mould on the bathroom ceiling”).
- Photos: no people, children, documents, screens, family photos or number plates. Ask before photographing an occupied home.
- Do not post content in exchange for payment or on behalf of owners, agents or competitors.
3. How we moderate
We use artificial intelligence (Claude, by Anthropic) to remove opinions, names and accusations from text and to flag photos with private information. The author sees and approves the final text before sending. A person then reviews every review before it is published. We may edit, refuse or remove content that breaks these rules or the law.
Whenever we refuse, edit or remove a review, we send the author an explanation of what was done, why, whether automated means were used, and how to appeal.
4. Reports and replies
Anyone can report content they believe is illegal using the report form, giving the review number, an explanation, their name, email and a good-faith declaration. We acknowledge receipt, review diligently and objectively, and tell the reporter and the author our decision and reasons. During review, the review may be marked “under review”.
The author has 14 days to add evidence. Either party may appeal the decision once by replying to the decision email.
Owners, landlords and agencies may publish a factual reply shown beside the review, under the same rules.

5. Content licence
When you submit a review you keep your rights but grant SherlockHomes a free, non-exclusive, indefinite licence to publish, adapt (including text cleaning) and display it on the site. You may ask for your review to be removed at any time.
6. Independence
We accept no advertising and no payments from owners, landlords, agents or developers. Donations give no right to influence, edit or remove content.
7. Limits of liability
Reviews reflect what each visitor observed on a specific date; the home may have changed. Area data is indicative and may be out of date. Always check information before deciding.
8. Governing law
These terms are governed by Portuguese law. Date: 08/10/2026.
